What to do if the seller doesn't respond to an offer? ›

It's important to talk to your agent during this time. Chances are, your agent has been through this situation a few times and can guide you through it. They may have advice on how to proceed, such as adjusting your offer, waiting it out, or writing the seller a letter about why you want the house.

While there is no legal deadline that sellers have to respond by, it is ideal for sellers to respond within 24 hours. Most sellers typically respond within 24 to 72 hours after receiving an offer. Delays in response may occur if they ask their estate agent for advice.

There is nothing you can or should do. The seller either didn't receive the messages for whatever reason, or did and chose not to answer. Sellers have no obligation to answer questions, and you need to move on to another seller if that doesn't work for you.

How Long Should You Wait to Hear Back From The Seller's Agent? The typical response timeframe is 1-3 days. Most real estate agents agree that 48 hours is standard for a seller's agent to acknowledge an offer and provide some reply.

A seller may dismiss an offer altogether if they believe it to be unreasonable, incomplete, or otherwise not in their best interests. Sellers may choose not to deal with offers well below the asking price — "low-ball" offers — especially if they have better offers on the table.

If a seller hasn't responded to a buyer's offer the buyer's agent needs to investigate why. Sometimes the listing agent has the answer, the seller is holding out, the seller is on vacation, the seller isn't tech-savvy and hasn't had an opportunity to review it yet.

If your initial price was close to fair market value, a more incremental drop could do the trick — anything from 0.5 percent to 3 percent. Overall, it's best to determine ahead of time the absolute lowest price you're willing to accept, so that you can make price adjustments as necessary within that range.

Can a home seller change the price after a contract is signed? No. Typically, when a seller wants to back out of a contract, it's because the house appraised much higher than the offer and the seller wants a do-over. Unfortunately, at that point, you'd be legally obligated to go through with the under-contract buyer.
